How is auction different from a regular estate agency sale?

Selling at auction is faster and more secure when compared to the private treaty method used by estate agents. In a regular estate agency sale, offers are negotiated over weeks or months, with a high risk of delays or fall-throughs.

At Auction, buyers pay a fee the moment the hammer falls and, depending on the method of auction, contracts may exchange immediately or with a contractual 28 day timeframe. Completion is then set for 28 days after the exchange, providing sellers with certainty and a clear timeline.

What types of property can be sold at auction?

While auctions are often chosen for properties that are unique, or in need of renovation, they are not limited to these situations. The speed and security of the auction method appeals to many sellers of all kinds of properties.

Can mortgage buyers purchase at auction?

Yes, buying at auction is not just limited to cash buyers. Our modern method of auction offers extended timescales providing potential buyers more time to arrange their financing through methods such as mortgages.

What is the Auction Pack?

An auction pack, sometimes called an Auction Legal Pack or just Legal Pack, is a set of legal documents prepared by the seller's solicitor before the property goes to auction. Providing the pack up front means buyers have everything they need to make an informed decision before bidding. This transparency helps make the auction process faster and more secure compared to a regular estate agency sale.

Buyers are advised to have their own solicitor review the pack carefully.

What's the difference between the Modern Method and Traditional Method of Auction?

The main difference is in the timescales for exchange and completion.

  • Traditional Auction
    Exchange of contracts happens immediately when the hammer falls.
    Completion takes place within 28 days.
    Best suited to cash buyers and those ready to move quickly.
  • Modern Method of Auction
    The winning bidder pays a reservation fee when the hammer falls.
    They then have up to 28 days to exchange contracts, and a further 28 days to complete.
    This gives mortgage buyers more time to arrange finance, widening the pool of potential buyers.
